A new 2026 survey suggests Americans are putting more value on having shops, parks, restaurants, and other daily destinations close to home.
1. Walkability Has Real Value
The National Association of REALTORS® found that 89% of Americans consider sidewalks and places to walk important when choosing where to live.
That is turning walkability from a planning issue into a lifestyle preference.
2. Nearby Shops Matter
In the same survey, 82% said being within easy walking distance of shops and parks is important.
For many residents, having everyday destinations nearby can make a neighborhood feel more useful and less dependent on driving.
3. Some Would Pay More for Convenience
Nearly 63% of respondents said they would pay more to live somewhere they could easily walk to parks, shops, and restaurants.
That suggests proximity itself is becoming a feature people are willing to put a price on.
4. Smaller Lots Can Win
When given a choice between a larger property requiring more driving and a smaller home site in a walkable neighborhood, 59% chose the walkable option.
The trade-off shows how access can sometimes matter more than having extra outdoor space.
5. Local Outings Become Easier
When restaurants, cafés, parks, stores, and services are nearby, a simple errand can become part of a longer neighborhood outing.
The same NAR survey found 71% of Americans feel the places they need to go are too far away to walk.
6. Walking Can Build Local Connections
Spending more time outside the home can also increase casual interaction.
Research from the Survey Center on American Life found that 55% of Americans who walk around their neighborhood at least weekly say they talk with neighbors at least a few times a week.
